A few important items to consider when selling.
There are several problems which occur during many time share sales.
We have compiled a list of items that my slow down the sale of your time
share.
Be realistic regarding your asking price for
the resale. This is not "typical real estate" and does not
always sell near the price you purchased for. Some areas will invite a higher
selling price but the law of average shows most resales will generate less
than what was the initial purchase price.
Check out other time shares. Compare your
time share to others with the same number of bedrooms and bathrooms. Compare
the location and condition of your time share to the competition. Be sure
to price your property lower than what the resort
is asking for a new unit.
Exposing your time share. What type of advertising
are you looking into? Select one that will market your resale where it is
highly cost effective. Radio, TV, newspaper, billboard, direct mail, or
telemarketing are a few avenues, all of which tend to add up quickly.
Have an open mind. Don't set your selling
price to high, and don't lock it down there. By putting FIRM on your listing,
you might be limiting your offers.
Quick sales, low prices. The more aggressive
the selling price, the quicker your unit should sell. If you are looking
to sell quickly, price your time share lower than the competition.
Never pay closing costs. It is common practice
for the buyer to pay the closing costs in the resale market.
Use your banked weeks as perks. If your
weeks have added up, use them as perks for the sale. A banked week might
be all it takes to wrap up the deal.
Sell on your terms. Never be in too much
of a hurry to sell. Make sure time is on your side, and eliminate some of
the stress and pressures involved in the selling process.
More exposure the better. Try different
mediums, but remember to look at over all cost of program.
